Zoning
What is Zoning?
The Zoning Officer is the first Brick Township official with whom the typical property owner meets in the process of making an application to do something with land.

The Mayor and Council adopt zoning ordinances to regulate the use of land and structures and to set requirements for size, setbacks, population density, parking and the preservation of light, air and open space. The intent and purpose of zoning is to promote public health, safety, morals and general welfare through appropriate land use.

The Township Zoning Code is administered and enforced by the Zoning Officer. The Zoning Officer reviews and approves applications for zoning permits. The Zoning Officer also investigates complaints of zoning violations and takes appropriate enforcement action. In order to prevent violations and assist in compliance, the Zoning Officer also meets with property owners, business managers and land use professionals to provide information.

The Assistant Zoning Officer performs all duties of the Zoning Officer, under his direction, and serves as Acting Zoning Officer in his absence.

In 2002, there were 1,981 zoning permits issued, an increase of 68 from 2001. This figure does not include the number of applications which were reviewed, but for which no zoning permits were issued. There were 1,139 letters issued documenting approvals, denials, information and violations, an increase of 201 from 2001. The increase was primarily caused by the excessive number of incomplete zoning permit applications being submitted and accepted for review.

All reported zoning violations are resolved following investigations and explanations by the Zoning Officer. Utilization of zoning education and persuasion techniques has been highly successful in avoiding having to file complaints in municipal court for the fourth consecutive year.
